Why is the valuation of flat in sembawang close low. around 420/430 as compared to admiralty road which is further away from the mrt

Hi Jack,

There are many aspects which contributes to the valuation of a property. Distance from MRT is only 1 of the few aspects. How do you know that units further away have higher valuation than yours?
